Deferred maintenance repairs to be done immediately:

Many of the tiles in both bathrooms need to be repaired or replaced.

  • Repair tile floors in both bathrooms
  • Replace toilet in downstairs bathroom
  • Repair ceiling in downstairs bathroom
  • Replace basement ceiling tiles
  • Replace broken closet doors downstairs
  • Repair garage gutters
  • Replace rotted garage siding 

Immediate improvements planned:

  • Install planting beds on west and north sides of property
  • Fence front yard at retaining wall
  • Install hand railings for exterior stairs to increase accessibility
  • Remove large alder tree from north wall that will soon cause structural damage to retaining wall
  • Upgrade electric washer and dryer to high efficiency models
The alder tree on the right is quickly growing too big for its location and needs to be removed. The converted garage door will eventually be replaced with finished door, wall, and a window that opens.

Long-term improvement plans:

None of the exterior stairs have railings, which makes them extremely difficult for very young, elderly, and disabled persons. Custom railings will be installed by Irish Steel Fabrication (my brother) and the bottom stair repaired to prevent falls. In the rear corner, a shed/tiny home could be erected (see plans below)

  • Convert detached garage to music/art studio with loft sleeping area and rooftop deck
  • Build shed/tiny home in southeast corner (see plans below)
  • Replace door of converted 1 car attached garage with new door, wall, and windows
  • Replace south window in master with door and patio access to south yard (shade garden) and install privacy trellis along south wall
  • Extend deck to wrap around front yard and build gazebo adjacent to cherry tree in southwestern corner
  • Upgrade electrical and finish attic into lounge/guest space with skylights
